How prices are calculated on Shtepi.org

City, zone and layout pages show price figures. This page explains how they are worked out, so that you can read them correctly.
What counts
- Only the listings that are online on that page at the moment you open it. Closed, hidden or blocked listings are left out.
- The figures change whenever a listing is added, changed or closed. The date under the table is that of the last change.
- Figures appear only when a page has at least 3 listings with the same purpose: sale or rent. With fewer they say nothing.
The median price
We order the listings from the cheapest to the dearest and take the one in the middle: half cost less, half cost more. We use it instead of an average, because one very expensive villa or one mistyped price moves an average but not the median.
The "from" and "to" prices
When a page has 10 or more listings, the cheapest 5% and the dearest 5% are left out (at least one listing at each end). That way the "from" price is not a typing mistake. With fewer than 10 listings the lowest and highest prices are shown as they are, and no price is written in the page title.
Price per m²
We add up the prices of the page's listings and divide by the sum of their areas. The tables by zone and by layout show the average of each row.
On a listing, "below" or "above the average price per m²" compares it with properties of the same kind in the same zone; when the zone has fewer than 3 of them, with the city.
Impossible prices
A listing whose price per m² falls outside wide limits for its kind of property is taken off the site until it is reviewed, and does not count. For apartments, for example, the limits are 150 to 12,000 euro per m² for sale and 1.5 to 60 euro per m² a month for rent. Sales under 1,000 euro and rents under 30 or over 50,000 euro a month are taken off too.
Lek and euro
Prices set in lek are converted to euro at the rate the site uses, which is updated from time to time. The converted figure is approximate.
What these figures do not show
- They are asking prices from listings, not the prices at which properties are finally sold or let.
- They cover the listings on Shtepi.org only, not the whole market. The fewer listings a page has, the less weight its figure deserves.
- They are not a valuation of any one property. For that, ask a licensed valuer.
