Publishing and moderation rules

These rules apply to every listing, from owners, agents and agencies. Their purpose is that every listing is for a real property, with accurate details.
Who can publish
Anyone with an account and a confirmed email: owners, agents and agencies. Publishing listings is free.
What a listing must contain
- A real property that is for sale or to let at the time of publishing.
- The full price: the total price for a sale, the monthly price for a rental, in euro or in lek.
- The area, the city and, when known, the zone.
- Photos of the property itself.
- A description in your own words.
What is not allowed
- Properties that do not exist or are no longer available, and bait prices that are not the real price.
- The same listing published several times by the same account.
- Phone numbers, email addresses or web addresses inside the title or description. Contact goes through the buttons on the page.
- Titles written entirely in capitals.
- Photos taken from other properties, or with contact details written on them.
- Discriminatory, offensive or unlawful content.
How listings are reviewed
The first listing of a new account is read by our staff before it goes online. Once a listing is approved the account is trusted, and its further listings go online at once.
Every listing, including those of a trusted account, passes automatic checks and waits for review when:
- it has no photo;
- its price per square metre is far from the market's for that kind of property;
- its title or description is very short;
- its text contains contact details;
- another account has a listing that appears to be for the same property.
When a listing is approved or refused, the lister is told by email.
Reports
Any visitor can report a listing from its page. Reports are read by our staff; a report alone never removes a listing, so that it cannot be used against a competitor. When the report holds, the listing is removed.
Closed listings
When the property is sold or let, the lister should mark the listing as closed. It stays visible with the label "Sold" or "Rented" but leaves the search results.
Promoted listings
A promoted listing is shown first in searches and carries the "Premium" label. Promotion is paid and does not exempt a listing from these rules.
Breaches
A listing that breaks the rules is removed. Accounts that break them repeatedly or publish fake listings are blocked, and their listings leave the site.

If your listing was refused or your account was blocked and you think it is a mistake, write to us at info@shtepi.org. A person reviews it.
